Energy Optimization

UPM Group, as a controls expert, is ideally positioned to identify and implement energy conservation opportunities at your facility. The types of loads potentially governed by a Building Management Systems – from lighting to HCAC to mechanical equipment –constitute ~70% of commercial building electrical consumption, according to the U.S. EPA Building Upgrade Manual.

The controls and maintenance optimization energy conservation solutions that we implement yield high impact, low investment results which equipment replacement or proprietary solutions cannot. We can achieve savings of 25% or more in energy consumption for a typically maintained high-end commercial facility in Puerto Rico.

We follow a two-step energy efficiency optimization process

Efficiency Retrofit

The first part of the UPM Group optimization process is conducted according to proven energy optimization methodology.

At the end of this process, your facility will be operating at optimum efficiency, with all additional capital improvements implemented that meet your payback criteria.

Ongoing Monitoring and Optimization

UPM Group offers a unique advantage that other companies cannot match. UPM will offer, post closing, an ongoing maintenance and remote optimization service. This service includes the following elements:

  • First-rate mechanical and controls maintenance with our trained technician force
  • Remote monitoring through your Building Management System in order to:
  • Identify breakdowns real-time and dispatch service immediately
  • Change intermediate parameters (pre-delegated) such as air or water pressure, temperature and flow
  • Consult and change final parameters such as temperature and scheduling

As part of your ongoing service, we will submit a report on energy savings bi-monthly with recommendations and observations on your system performance.

The combination of the UPM Group retrofit process and ongoing optimization is a unique value added that ensures that savings achieved are sustained, and that your personnel continues to have our advice and support going forward.

UPM Group is willing to, on a case-by-case, negotiate financing and contingent arrangements that reduce or eliminate completely up-front payments for the retrofit by the client, and make ongoing payments dependent on actual savings achieved.

Sample Measures

The following is as an example of the energy conservation measures we can implement in HVAC alone, which usually accounts for 40% of facility energy costs:

HVAC

  • Conversion to variable air or water flow
  • VFD, VAV boxes and thermafuser installation
  • 3-way to 2-way valve replacement
  • Right sizing of fans and pumps
  • Ventilation pre-treatment
  • Energy recovery from exhaust air
  • Air and water pressure reset schedule
  • Supply and condenser water reset schedule
  • Chiller and cooling tower staging optimization
  • Supply air temp calibration to design
  • Modulate fresh air amount to actual need
  • Centralized remote temperature control
  • Intelligent chiller startup timing
  • Startup sequence optimization
  • Diffuser/VAV Boxes occupancy sensors
  • Timers for modulation of ventilation and extraction
  • Customization of system startup and shut down by area
  • Balance air and water distribution
  • Seal and insulate ducts and pipes
  • Add low pressure drop filters
  • Clean coils, heat exchangers and cooling towers
  • Calibrate refrigerant and oil

Lightning

  • Warehouse Ceilings: HID to T-5 Fluorescent
  • Parking Ceilings: HID to T-5 Fluorescent or Induction
  • Office: T-12 to T8 HP; T8 or T-5 Indirect Fluorescent
  • Exterior: Mercury Vapor to Fluorescent or HPS
  • Decorative: Incandescent to LEDs
  • Integration to Building Management Systems
  • Occupancy Sensors
  • Daylight Dimmers (Step or Continuous)
  • Timers
  • Lighting Voltage Regulators (Panel)
  • Reconfiguration Circuits (Wireless)
  • Reflective Fixtures
  • Lighting re-distribution

Power and Electrical

  • Service Entrance
