Building Automation Controls

UPM GROUP CAPABILITIES

UPM Group provides preventive maintenance, service and capital improvements to the Building Management Systems of commercial and industrial facilities. Building Management Systems means the sensors, actuators, and logic controllers – including human interfaces – that govern the behavior of equipment hardware in complex facilities.

Our expertise covers all types of facilities, from shopping malls to hotels to large commercial office buildings.

Preventive Maintenance – we calibrate the functioning of the sensors, actuators and controllers. We also modify the programming of web-based, remotely accessible graphical user interphases to fit customer needs or optimization logics.

Our controls preventive maintenance clients include Plaza Las Américas, El Conquistador Resort and Casino, La Fortaleza, the University of Puerto Rico,

American Airlines LMM Terminal, and many others.

Capital Improvements – we can install the entire controls infrastructure for newly constructed buildings, as well as execute retrofits or expansions for facilities of any size and complexity.

THE UPM VALUE ADVANTAGE

Expertise – When you engage UPM to maintain or upgrade your BMS system, you hire a higher level of expertise. Our capabilities extend beyond monitoring and controlling environmental parameters, into mechanical and facility optimization efforts. We have implemented chiller optimization staging algorithms, executed multiple air and water distribution retrofits to variable flow, and implemented precision-controlled environments at manufacturing, research and health care environments.

Service – When you engage UPM, you also enjoy a superior level of service. A Facility Solutions Engineer manages your account and constantly provides value-added input on cost and performance improvements. You receive 24-hour, 7-day service with a 2-4 hour maximum response time. A dedicated service infrastructure – including an Engineer Department Manager and a Supervisor for the specific discipline – ensures follow through and long term satisfaction.

Affordability – The large multi-national firms often demand higher prices for equivalent capabilities. Smaller budget local contractors, on the other hand, do not offer the same portfolio. While they may be able to set up sensors and program a BMS, they typically do not have the optimization engineering expertise or the recurring technician service force to ensure that the system continues to perform optimally over time. UPM therefore provides the best value for your money in this highly specialized area of expertise.

BENEFITS OF A HIGH-PERFORMING
BUILDING AUTOMATION CONTROLS

The Building Management System is the nerve center to your facility. A well calibrated and functioning BMS is a business-critical asset with multiple benefits:

• Lower energy consumption
• Higher tenant and client comfort
• Improved employee productivity
• Fewer downtime and replacement expenses

The BMS is critical, in particular, to the execution of an energy efficiency program. Many of the high impact, low investment conservation measures are based on control systems. These include, for example, scheduling, set-point optimization algorithms, temperature control, variable flow retrofits, and many other. Virtually all main building systems – including lighting, power monitoring, and mechanical systems – may be integrated into the BMS and addressed with controls-based energy efficiency measures.
